Skylights and Leaks: Why the Flashing Around Them Decides Everything on an Illinois Roof

A skylight brings daylight into a room in a way no window can, but from a roofing standpoint it is something more unnerving: a deliberate hole cut through the roof deck, sitting right in the path of every rainstorm and every winter melt. The glass itself almost never fails. What fails, over and over, is the seal around the edges where the skylight meets the shingles. For homeowners in Illinois, where roofs take driving summer rain, wind-blown snow, and hard freeze-thaw cycles, the flashing around a skylight is one of the most common places a roof begins to leak, and it is worth understanding why before a stain appears on the ceiling below.
The reason skylights are vulnerable comes down to how water behaves on a roof. Rain running down the roof surface hits the uphill side of the skylight and has to be diverted around it, not allowed to pool against it or slip underneath. A properly flashed skylight uses a coordinated set of metal pieces to do exactly that: an apron flashing at the bottom edge, step flashing woven into the shingle courses along each side, and a head or saddle flashing at the top that pushes water out and around the frame. When those pieces are installed and layered in the correct order, water is guided cleanly past the opening every time. When any one of them is missing, reversed, or replaced with a bead of caulk, that is where the leak starts.
Caulk is the single biggest culprit in skylight failures, and it is worth being blunt about it. Sealant has a place as a supplement, but it is not flashing and it cannot do the job of flashing. A skylight that relies on a ring of caulk to stay watertight is on a countdown, because caulk in an Illinois climate dries out, shrinks, and cracks within a few years of sun and temperature swings. Once it cracks, water walks straight through the gap it was bridging. The homeowners who see a skylight leak a year or two after a roof job are very often the ones whose skylight was re-bedded in sealant instead of properly re-flashed when the shingles were replaced.
That last point matters because of what tends to happen during a reroof. Skylights are frequently left in place when a roof is torn off and reshingled, and the flashing kit around them should be replaced as part of the new roof, not reused. Old aluminum flashing that has oxidized, or a skylight whose original seals are already near the end of their life, will not suddenly perform better under fresh shingles. A careful crew treats the skylight as its own detail: inspecting the unit, replacing the flashing with new metal, and, if the skylight itself is old and its factory seals are failing, having an honest conversation about replacing the unit while the roof is already open rather than flashing around a problem.
Illinois winters add a second failure mode that has nothing to do with the flashing at all: condensation. A skylight is a cold surface set into a warm ceiling, and on frigid days the warm, humid air inside the house can condense on the underside of the glass and the frame, then drip down and look exactly like a roof leak. Homeowners understandably assume the roof is failing when the real issue is interior humidity meeting a cold skylight. Telling the two apart is part of a proper diagnosis, because a condensation problem is solved with ventilation and humidity control, not roofing work, and no amount of re-flashing will fix it.
For an Illinois homeowner, the practical guidance is straightforward. If a skylight is leaking, resist the urge to have someone smear more caulk around it, because that is treating the symptom and usually buys only a season. The right response is to have the flashing inspected properly to determine whether the layering has failed, whether the unit itself is at the end of its life, or whether the moisture is condensation rather than a leak at all. And if a full roof replacement is on the horizon, that is the moment to get the skylight flashing done right, since the shingles are off and the detail can be rebuilt from the deck up. A skylight that is flashed correctly the first time will stay dry through Illinois weather for as long as the roof around it, which is exactly what it should do.
